Kathmandu Valley Sees Uptick in Property Transactions During Jestha

Kathmandu. According to data released by the Department of Land Management and Archives, the real estate market within the Kathmandu Valley experienced an improvement in transactions during the month of Jestha.

The department reported that 4,043 property deeds were processed and passed through seven land revenue offices across the three districts of Kathmandu Valley (Kathmandu, Bhaktapur, and Lalitpur) in Jestha.

This marks an increase of 520 transactions compared to the previous month of Baisakh, when 3,523 transactions were recorded.

Nationwide, a total of 156,752 real estate transactions were conducted across 134 land revenue offices during Jestha. This figure represents a significant rise from the 144,060 transactions recorded in Baisakh.

Of the total transactions in Jestha, 56,010 involved the passing of deeds, an increase of 3,587 from Baisakh’s 52,423 deed transactions.

Mustang and Manang districts recorded the lowest number of transactions in Jestha, with 13 transactions each. During this period, Mustang saw 13 deeds passed, while Manang had only 8.

The Department also noted an improvement in revenue collection, with a total of NPR 4.72 billion (4,72,71,00,000) collected from real estate transactions in Jestha.

This is an increase of NPR 184.7 million (18,47,00,000) compared to Baisakh’s collection of NPR 4.54 billion (4,54,23,00,000).

The transactions processed by the department include various types of real estate activities such as deed passing, property transfer, amendments, current status updates, freezes, unfreezes, apartment deed passing, land registration, title cancellations, tenant rights establishment, tenant rights transfer, and tenant record cancellations.

Additionally, the department handles land partitioning, duplicate processes, deed passing for Guthi-owned land, Guthi-owned land transfers, Guthi-owned land title cancellations, Guthi land and heritage non-real estate deed passing, and land record integration project returns.
